sala4D was commissioned by Bathurst Regional Council in December 2019 to carry out a Landscape and Visual Impact Assessment (LVIA) and Landscape Masterplan as part of the Statement of Environmental Effects (SoEE), for a staged subdivision.
The 46 hectare subdivision was to create 36 industrial lots of 0.5-0.6 hectares, an access road which extends off the existing street network, and landscaping including boundary vegetation buffers.
From the LVIA process and land planning by design, a Landscape Masterplan was developed for the Development Application. Creating vegetation buffers to reinforce the Box Gum grassy woodland, typical of this landscape, was a priority of the proposal, whilst integrating the industrial units into the landscape character.
The project was approved by Bathurst Regional Council in 2023.
